How to use this calculator

  1. Enter annual cash flows including time zero, annual finance-rate assumption (%), annual reinvestment-rate assumption (%).
  2. Choose a display currency, then select Calculate. Results also update after a brief pause while you edit.
  3. Read the result with the assumptions below. Export details or save a second scenario to compare your choices.

Formula and method

Discount negative flows at the finance rate; compound positive flows to the last date at the reinvestment rate. MIRR = (future positive flows / present negative outflows)^(1/n) − 1.

Assumptions and limitations

Requires at least one positive and one negative cash flow, with equal annual spacing. The result depends on the two entered rate assumptions.

Worked example

An outflow of 1,000 followed by 1,210 after two years gives MIRR 10% when intermediate cash flows are zero.

What the result means

Use explicit financing and reinvestment assumptions instead of treating every cash flow as reinvested at IRR.

Common questions

How is the calculation performed?

Discount negative flows at the finance rate; compound positive flows to the last date at the reinvestment rate. MIRR = (future positive flows / present negative outflows)^(1/n) − 1.

What does the model leave out?

Requires at least one positive and one negative cash flow, with equal annual spacing. The result depends on the two entered rate assumptions.
